New York State’s Good Cause Eviction Law

Overview
On April 20, 2024, New York State enacted the Good Cause Eviction Law. This is a historic law extending eviction and rent increase protections to previously unprotected tenants. The law is not rent control. But it does extend protections to hundreds of thousands of previously unregulated tenants. The law requires that landlords of tenants covered under this act provide good cause for eviction or nonrenewal of the lease or tenancy.  Additionally, the law creates a mechanism to limit unjustified rent spikes. This Briefing will describe the new law specifically focusing on who is covered and who is left out. Participants will leave the Briefing understanding what protections are provided to covered tenants. While there are good cause or just cause evictions laws in other parts of the country, this briefing will focus on New York’s law and thus is appropriate for New York practitioners, and advocates.
